We focus on restaurant partners that have shown consistent historical growth and have significant future growth prospects. Our goal is to build and realize value for ourselves and our partners, by acquiring specific real estate assets suited to the needs of one of our restaurant partners, improving that property by investing in needed infrastructure and then either leasing to or participating in the ownership with, one of our restaurant partners. In certain limited circumstances 3Square will provide necessary capital for growth by a direct investment in the restaurant company. In addition, we work with our restaurant partners to help build the necessary management infrastructure to support the expected growth. We target smaller restaurant operators, principally in the Denver and Houston markets where 3Square’s principals have a long track record of generating attractive investment returns and can leverage their vast experience and network of industry executives and deal sources.
In choosing a restaurant partner, the strength of the management team is the most important consideration in our investment decision. We seek exceptionally motivated restaurant operators who have demonstrated the skills, commitment and discipline to build a successful restaurant company.
Real estate acquisitions by 3Square typically range in size from $1.0 million to $5.0 million. Larger investments can be structured through direct participation by our investor partners who have significant investment portfolios.
Our focus is on smaller restaurant operators with one to five locations who are in need of capital for expansion and could benefit from our hands on approach to satisfying their real estate needs. We have particular expertise in closely-held and family-controlled businesses in the restaurant and hospitality industry.
